I am breaking my lease, and with my rental agency’s permission, I’ve been told to 1) give written notice of when I will be moving out and 2) go ahead and try to find someone I can re-rent the apartment to. They told me that if I’M able to find someone to re-rent the apartment to on my own, there will be no fee – but if THEY find someone to re-rent it to, they will charge a 0 fee.

So, I found someone, and they’re a perfect candidate, they’ve even rented through the same agency one year ago. I showed them the apartment today and they loved it. I gave their contact to my rental agency and said them thank you, I will be moving out and they will be moving in on the 1st of September, please contact them to confirm this and collect rent.

Does anyone foresee a problem my landlord may have with this???? I mean, besides problems out of my control like the new people getting denied or backing out — does it all seem legally OK???? I will not hear back from my rental agency until Monday and I just want to know what to expect!
When I say "problems out of my control", I understand that I’m responsible for the rent until I can find someone else to re-rent to, or until my lease is scheduled to end (in February 2011).

 

I am a student looking for a one bedroom apartment in Ottawa.
I looked at lots of apartments and decided on one to apply for.
I filled in the application, as well as another application for my mom as a cosigner.
I also told them, come any problems I can get my dad to cosign as well.
They said no problem, so I took a 1 hour bus ride to go hand in the applications and a certified check for last months rent.
About an hour and a half later, I get a call saying I’d been denied. Even when I asked multiple times they said they can’t disclose why I got denied.
I even said again that if it was because the cosigner, I can get my dad to do it as well. They then told me to go pick up my cheque(which cost me .50) from the dropbox at the front of the building.
I feel like I didn’t get accepted for the apartment because I’m a younger(22)
I then went to my office at the apartment I’m currently living in, which I have always paid on time and had no problems. The lady said that they never called as a reference.
Does it only take an hour and a half to properly look at a leasing application?
I am going to make a complaint to the BBB.
Does anyone else have any suggestions for me? I feel like I am being wronged here as the apartment I’m currently in would have gave me a great reference and is 5 a month more. How would I get accepted here but not at a cheaper one?

@Janet P — Thankyou for your answer. I’m not asking however because I want to force them into renting to me, I’m asking why I could be denied and if an hour and a half is an appropriate time for going over an application.
@HereIAm — Thanks for your answer. It was through an agency I believe. I did also include a reference in the application but they didn’t bother calling them because I checked. As for the type and age, they never specified that in the ad, and when I viewed the apartment, they guy showing me said it was no problem to be a student.

 

i am a college student and like everyone does i signed a lease for my apartment well ahead of time……the rental agency was one of the biggest rental agencies on our campus and very reputed so i trusted them and signed the lease for an apartment in a building which was under construction…..now a week before the move in date on my lease they told me that the building wont be ready till another month or so and they would provide some alternate place to stay…….this apartment was supposed to be luxury apartment and was priced at twice the normal price of same size apartment…..and so if they try to give me some cheap dirty dingy apt for one month can i ask them to atleast waive off one months rent ……aslo what else do you think they should do to make up for the inconvenience caused to the students
i dont want to sue them …im just saying that what would be fair on their part to do……also this building is located right on campus so u can walk to class….but if they provide accomodation away from campus they should atleast provide us with some parking space as students cannot park on campus

I do have B.A. in History. "I Can’t Get No Satisfaction."
I did enjoy the Entertainment Industry stuff but of course it is not enough to make living.

I recently called code services on the apartment I live at (for many reasons) and the code services have mailed (to me, so I’m assuming to my rental agency as well) that they have 30 days to fix the myriad of issues brought up.
Previous times, (I even talked with my neighbor about this) and maintenance has been known to stop by without giving any prior warning. Now, I’ve put in a work request before, but it took more than 48 hours for maintenance to finally stop by.

Am I out of line to let them know my schedule for when I’m home, and tell them I do not want maintenance entering the unit unless I’m home? It’s not a hectic schedule, but there are days when I’m not home at all, then spring break I’m not going to be home at all…

I left my old apartment in 2006 because I deployed to Iraq for 16 months. Everything was fine until a few days ago when they started calling me telling me I need to pay what I owe (6). When I left everything was cleared and I got my deposit back too. They say it’s for past due rent, but I was never past due and I paid for the 3 extra days I was there. No, I don’t have any records. I took everything with me overseas because I had no place else to put it and it was just stuff I could carry myself. All of my stuff (personal and military) was destroyed in a fire cause by mortars.

 

I have had an issue with a rental agency. I didn’t know my old lease prevented me from putting personal property in an (enormous) multi-car garage that I had rented for 3-4 years. The lease, it turns out, lets them haul away any personal belongings left there. The REAL question I have is since this is NOT a residence for me, does it qualify as a commercial lease? I believe if it’s a commercial lease, they are required to hold property for 30 days before disposing of it. Were they bound by Cali and/or SF law to hold property for 30 days before destorying it? (FYI: The garage was in a residential apartment build, but I just didn’t live there.) This is a really fuzzy area. Thanks for your opinions.
Yes, rent was current and had just been paid a few days prior…
The factor here is whether they’re required to hold property (everything I owned at the time, not "trash") for 30 days by law or whether they can take it to the dump (a.k.a. some asshole just got a new houseful of electronics). The company played the "blame the Mexican" game, saying the guy they hired to clean it out wasn’t supposed to do it.

I moved into my apartment and when I paid my security and first months rent I was told that there was a rental fee of 0 in addition to what I already paid. I did not go through a rental agency or realtor agency this was coming from the landlord.
I forgot to mention that there was not application to fill out and that I live in the Essex County area in NJ.
I needed to move in right away and they sprung it on me the day that I paid my Security and was to get the keys. At that time I didn’t know what else to do. They signed my receipt for the rental fee on the back of my lease and it says just that "renta fee". I feel like my landlord was trying to take advantage of a dyer need situation.
